Can an inspection be done without documentation?
It can. A missing project does not prevent an inspection: the technician establishes the condition by inspection and measurement. Documentation makes the work easier and cheaper, but it is not a condition. Without it and without a previous report, the inspection is done in a wider scope (ČSN 33 2000-6, clause 6.5.1.1), and the technician states the missing documentation in the report.
The technician does, however, have to know the external influences the installation is exposed to; the basis is the protocol of external influences (PUVV). If it is missing, we will help to arrange it.
What we focus on in older installations
- Condition of conductor insulation and joints
- Aluminium wiring and its joints (common in older houses)
- Residual current devices: missing, or not working?
- Protective bonding and earthing
- Overloaded circuits and makeshift solutions
- Outdated distribution boards and protection
What the inspection shows
Not every fault means replacing everything. The report lists the faults found and a proposal for removing them, so you can plan repairs in stages and do not have to rebuild the house at once. An older installation is assessed under the regulations valid when it was built – the fact that it does not meet today's standards does not mean it is dangerous.
How we proceed
- Inspection of the building and finding out the real condition of the installation
- Measurement of insulation resistance, loop impedance and tests of RCDs
- Inspection report with faults and proposed measures
- Removal of the faults together with our electricians and a follow-up inspection
Frequently asked questions
Is an inspection necessary when buying an old house?
It is not mandatory, but it pays off: it shows what awaits you and gives you an argument in price negotiations.
Do I need a project for the inspection?
No. Documentation helps, but a missing project does not prevent an inspection; the technician states its absence in the report.
Is aluminium wiring prohibited?
Existing aluminium wiring is not prohibited, but it requires correct and tightened joints. The technician assesses them during the inspection.
How much does an inspection of an old house cost?
For a family house roughly 3,500 to 7,000 CZK. The price is also influenced by how much work it takes to establish the condition without documentation. We prepare an offer once the scope is clarified.
