How much a lightning protection inspection costs
Prices are indicative. We set the final price after clarifying the scope and prepare a non-binding quote. You will also find indicative prices in the price list.
- Smaller family house: approximately 1,500 to 3,500 CZK
- Larger family house: approximately 3,000 to 6,000 CZK
- Apartment building: approximately 5,000 to 12,000 CZK depending on the number of down conductors and roof accessibility
What affects the price
- Size of the building and number of down conductors
- Roof accessibility and building height
- Number of earth electrodes and test clamps to be measured
- Design documentation and earlier inspection reports (the work is faster with them)
- Distance to the site and travel
- Condition of the lightning protection: repairs of defects found are charged separately
What the inspection price includes
Removal of defects, for example replacing corroded clamps, is dealt with separately. After the repair we verify the result with a check measurement.
- Inspection of air terminals, down conductors, joints, clamps and earthing, including corrosion
- Measurement of earth resistances and contact resistances of joints
- Assessment according to the standard valid when the lightning protection was installed
- Inspection report with the defects found and the date of the next inspection
How often a lightning protection inspection is done
The intervals are the longest permitted and are set by Annex 4 of Government Decree No. 190/2022 Coll. Critical systems may be, for example, office and commercial buildings, structures with sensitive internal systems and buildings where a lightning strike or overvoltage would cause large-scale damage. If several intervals apply to an installation, the shortest one applies.
- Other buildings, for example family houses and ordinary apartment buildings: full inspection at the latest every 4 years
- Lightning protection of critical systems: at the latest every 2 years
- Buildings with a risk caused by explosive materials: full inspection every year and a visual check at least once every 6 months
- Every lightning protection system: a visual check that it is not visibly damaged, at least once a year
- After a lightning strike, and after changes or repairs of the building or the lightning protection: an inspection without waiting for the deadline
Is a lightning protection inspection mandatory
Lightning protection is a designated electrical installation. Act No. 250/2021 Coll. requires its operators, that is companies, businesspeople and legal entities including municipalities, schools, housing associations and housing cooperatives, to arrange inspections within the set intervals. The law regards operation without an inspection report made on time as a state endangering safety.
The owner of a family house who does not run a business there is not directly bound by this act. We still recommend doing the inspection at the same intervals: lightning protection with a loose down conductor or corroded earthing will not protect, and the insurer may also ask for the inspection report, for example when handling a claim.
How to save money and not miss anything
- Prepare the design and earlier inspection reports, it saves time on site
- Provide access to the roof and to the test clamps
- Combine the lightning protection inspection with the electrical installation inspection in a single visit
- Let us track your deadline free of charge so the end of the interval does not slip by
Frequently asked questions
How much does a lightning protection inspection cost for a family house?
Approximately 1,500 to 3,500 CZK for a smaller house and 3,000 to 6,000 CZK for a larger one. The price depends on the number of down conductors, roof accessibility and the scope of measurements.
How often must a lightning protection inspection be done?
At the latest every 4 years, every 2 years for lightning protection of critical systems and every year for buildings with explosive materials. A visual check is done at least once a year, and after a lightning strike or changes to the building it is inspected immediately. The intervals are set by Annex 4 of Government Decree No. 190/2022 Coll.
Is a lightning protection inspection mandatory for a family house?
Act No. 250/2021 Coll. imposes the obligation on operators, that is companies, businesspeople and legal entities (for example housing associations or municipalities). So a family house without a business has no legal obligation, but we recommend an inspection at the same intervals; the insurer may ask for the report.
By which standard is lightning protection assessed?
By the standard valid when the lightning protection was installed. Older systems are assessed under ČSN 34 1390 (withdrawn as of 1 Feb 2009), newer ones under the ČSN EN 62305 series. The inspection report states the year of installation and the standard applied.
What if the lightning protection fails the inspection?
The inspection report lists the defects found. The operator should remove them without undue delay; after the repair we carry out a check measurement and add the result to the report.
Do you also inspect lightning protection for apartment buildings and housing associations?
Yes, for apartment buildings, housing associations, companies, schools and municipalities. For apartment buildings the price depends mainly on the number of down conductors and roof accessibility.
Where do you carry out lightning protection inspections?
From our branches in Prague, Náchod, Rychnov nad Kněžnou and Hradec Králové and from our head office in Pardubice. Other places in the Czech Republic on request.
